Coastglen Financial, a small-business funding service in Pensacola, FL, offers this loan payment calculator for buyers of a local business. Enter the amount financed, a rate and a term to see the monthly payment, total interest and total repaid. It does not suggest rates or value a business; partners set any actual terms.
What the calculator computes
- Monthly payment
- Interest summed across every payment
- Total repaid
It uses the three numbers you enter: amount, annual rate and term. It does not suggest a rate, value a business or predict an offer.
Working out the amount to enter
The calculator takes the amount financed, so subtract your down payment from the purchase price by hand first. Illustration only: a $300,000 purchase with $60,000 down means entering $240,000. If the seller carries part of the price as a note, subtract that too and work out its payment separately.
Is the payment affordable? A by-hand check
Take the business's recent annual cash flow before owner pay, divide by 12, subtract what you need to live on, and compare what is left with the calculator's payment. The calculator does not do this step; a partner may do something similar when reviewing a purchase.
Add any working capital the business will need after closing, such as payroll during the handover; that is a separate amount, which can be a line of credit.
Loan to buy a business: what partners review
- The seller's last two or three years of tax returns
- A full year of bank statements
- The purchase agreement and what it includes
- The lease and whether it transfers
- Your own experience in the trade
Purchases can be funded with term loans. Practices are one example: see medical and dental practices and accounting, engineering and consulting firms.
Small business for sale by owner in Pensacola, FL
A by-owner sale can come with less paperwork than a sale run through an agent. Ask the seller for the records above early; if they cannot be produced, a partner may find the purchase hard to fund. Other guides are in the guides section.
